Un documento mal redactado puede dejarte sin protecci\u00f3n legal si algo sale mal.<\/p>\n<h4>Cl\u00e1usulas que no pueden faltar<\/h4>\n<ul>\n<li>Identificaci\u00f3n completa del inmueble (direcci\u00f3n, matr\u00edcula inmobiliaria, linderos)<\/li>\n<li>Precio total, forma de pago y fecha de cada cuota<\/li>\n<li>Fecha exacta o plazo para la firma de escritura p\u00fablica<\/li>\n<li>Penalidades por incumplimiento de ambas partes (arras en caso de desistimiento)<\/li>\n<li>Estado actual del inmueble y condiciones de entrega<\/li>\n<\/ul>\n<h4>Lo que debes verificar ANTES de firmar<\/h4>\n<ul>\n<li>Certificado de tradici\u00f3n y libertad actualizado (no mayor a 30 d\u00edas)<\/li>\n<li>Que el vendedor sea el propietario real o tenga poder notarial v\u00e1lido<\/li>\n<li>Que no existan hipotecas, embargos o limitaciones de dominio<\/li>\n<li>Paz y salvo de impuesto predial y administraci\u00f3n<\/li>\n<\/ul>\n<h4>El error m\u00e1s com\u00fan<\/h4>\n<p>Firmar una promesa sin verificar el certificado de tradici\u00f3n. Hemos visto casos donde el vendedor tiene limitaciones al dominio que impiden la venta, y el comprador ya entreg\u00f3 el 30% del precio.
